We try to keep our fee structure as simple and clear as possible for tenants, with complete transparency and no hidden charges! The fees in the table below are payable prior to the tenancy period and are inclusive of VAT:
|Application fee per single applicant (over 18)||£185|
|Application fee per couple where only 1 employer ref is required||£340|
|Application fee for each additional applicant (over 18)||£185|
|Guarantor Reference Fee (where required)||£60|
|Pet deposit (of which £50 is non-refundable)||£150|
These charges include the cost of obtaining references, preparing the Tenancy Agreement, providing a full inventory of the property and registering your security deposit with the Tenancy Deposit Scheme. There is no additional Agreement Fee.
The above can be paid by cash, credit or debit card (2.5% surcharge for credit cards, no surcharge for Debit Cards) prior to the application process which will secure the property for you pending a successful application. Please note these fees are not refundable should you fail the credit reference or decide not to take occupancy of the property.
A security deposit equivalent to one and half month's rent is required, in addition to your first month’s rent, all of which should be paid in cleared funds to our secure client account prior to the tenancy start date. We regret we are unable to accept cheques less than ten days prior to the tenancy start date.
We are proud to be a licenced SAFEagent member offering Tenants the assurance that Security Deposits are held responsibly in a Protected Client Account. Full details of the scheme can be found at www.safeagents.co.uk
Upon renewal or extension of your lease you will be charged an administration fee of £60. Should you wish to leave the property before the end of the tenancy, an early termination fee of £250 is applicable. Subject to a final inspection of the property, we aim to return your security deposit to you within ten days of the end of the tenancy.
We also reserve the right to impose an administration charge of £30 for the late payment of rent.
