Once a suitable home has been selected you will be asked to pay a Non-Refundable fee of:
£185 (inclusive of vat) per employed applicant. £340 (inclusive of vat) for joint applicants where no employment reference is required for a partner £60 for each guarantor reference (if required)
These charges cover the cost of obtaining references, preparing the tenancy agreement and providing you with an inventory of the property. Once this payment has been received the property will be reserved for you while references are being processed and will not be offered elsewhere. If unsatisfactory references are received we regret that you will not be entitled to a refund.
You will be asked to complete a confidential questionnaire giving details of your employment history, past tenancies and the name of a person that can be contacted to provide an employment reference. We usually receive reference confirmation back within 10 days whereupon we will prepare an Assured Shorthold Tenancy Agreement for not less than six months.
Should you decide to extend the tenancy at the end of the initial period and the landlord agrees, you will be asked for a documentation fee of £60 (inclusive of vat) payable on the signing of the extension document.
Signing the Tenancy Agreement This will take place on the day of occupation at a pre-arranged time. We will require payment of one month’s rent in advance PLUS dilapidation’s deposit of an amount equal to one and a half month’s rent. E.g. For a property that is £500 PCM: First Month’s Rent: £500 Deposit: £750 Total: £1250
An additional £150 pet deposit is payable if the landlord has agreed for a pet to be kept at the property, £50 of which is non refundable
